Steep Lots & Thin Soil

Black Mountain is one of Kelowna’s newest hillside communities, climbing the slopes of the city’s northeast side toward Big White Road with view lots that look down across the city, Okanagan Lake, and the valley beyond. Because much of the neighbourhood was carved out of native grassland and ponderosa pine forest within the last two decades, many properties still carry steep, terraced building pads, exposed rock outcroppings, and thin, sandy interior soil that drains quickly and holds little moisture through the dry summer months. Homes here also sit close to the wildland-urban interface, with open bunchgrass slopes and stands of pine bordering many streets — a real consideration when we choose plant material, mulch, and hardscape materials near the house.

New Builds & Strata Guidelines

Most of the housing stock in Black Mountain is newer construction, built in phases over the last fifteen to twenty years as the community has grown up the hillside. That newer build cycle means the outdoor space is often the last piece still waiting to be finished — a builder-grade slope, a bare retaining wall, or a backyard that hasn’t yet been shaped to match the quality of the home in front of it. Newer hillside subdivisions like this one often carry building scheme or strata guidelines around fencing height, sightlines, and exterior finishes, so where those apply we plan our layouts around them from the first design conversation rather than as an afterthought once construction has started.

A view lot on a hillside like Black Mountain comes with a trade-off: the same slope that delivers the outlook over the lake also eats into usable yard space and complicates drainage, access, and privacy. Our design process usually starts by breaking a steep backyard into level, engineered terraces — a patio for entertaining, a lower lawn or planting bed, a fire feature tucked into a retaining wall — connected by paver pathways and steps rather than treating the slope as one unbroken problem. Screening is its own balancing act here too, since a fence or hedge tall enough for privacy from a neighbouring pad can just as easily block the view the homeowner bought the lot for in the first place, so we lean on layered planting heights and strategic sightlines instead of a single tall barrier.

Sun, Wind & Plant Selection

Sitting higher above the valley floor than lakeside Kelowna, Black Mountain runs cooler at night and takes more wind and direct sun exposure across its open, west- and south-facing slopes — conditions that push us toward drought-tolerant, interior-hardy plant palettes and irrigation that’s designed for fast-draining, rocky soil rather than the heavier ground closer to the lake. That combination of thin soil, exposure, and the region’s hot, semi-arid summers means new plantings need a longer, more deliberate establishment period than they would down in the valley, and we design irrigation zones accordingly rather than assuming one watering schedule fits the whole property.

Retaining Walls & Wildfire Readiness

The steep, terraced lots that define the neighbourhood also mean grading and drainage have to be planned properly from day one; a retaining wall built without engineered drainage behind it is a wall that will eventually fail on this kind of grade, and water that isn’t directed deliberately will find the path of least resistance straight down toward the house or the neighbour below. Because so many Black Mountain properties back onto open grassland and forest, we also design with wildfire exposure in mind, using our FireSmart Defensive Landscaping approach to keep vegetation, mulch, and hardscape choices in the zones closest to the home working in the homeowner’s favour rather than against them.
