Crawford Estates sits on the East Kelowna bench in the city’s southeast, a semi-rural pocket of one-acre-plus lots that has become one of the region’s favourite addresses for larger custom homes. It’s a different kind of Kelowna property: gravel and paved driveways that stretch well beyond a typical suburban approach, homes on well and septic systems, and lots shaped by the ponderosa pine, bunchgrass, and exposed rock of the bench rather than a flat subdivision pad. Many properties back onto Crown land or sit within a short drive of Myra-Bellevue Provincial Park, and the elevation gain off the valley floor means long views over the Mission and toward Okanagan Lake from decks and patios that a lower-lying lot simply can’t offer. Designing here means working with grade changes, thin dry topsoil over rock, and the practical realities of an acreage property, not against them.

The East Kelowna bench runs drier and rockier than the valley floor, with thin, alkaline topsoil sitting over granite and clay subsoil in many spots — a very different starting point than a newly graded suburban lot. Sloped and multi-level sites are common on Crawford Estates acreages, which is where a well-engineered retaining wall system earns its keep, holding grade for usable patio and lawn space while managing runoff from spring melt. Long driveways and larger footprints also make paver driveways and patios a bigger part of the design conversation here than on a smaller in-town lot. Because much of Crawford Estates borders Crown land and forested slopes, we also design with wildfire interface guidelines in mind, using defensible space principles and fire-resistant plant selection from our FireSmart defensive landscaping service to help protect the home while keeping the property’s natural, acreage character intact. For planting, we lean on drought-tolerant, Zone 5-6 species suited to the bench’s dry summers and thin soils rather than water-hungry choices that fight the site.

Elevation, Timing & Water Systems

Elevation also shifts the calendar. Sitting higher than the valley floor, Crawford Estates tends to hold snow and frost a little longer into spring and cool down a little earlier in fall, which affects when we schedule excavation, hardscape installation, and planting to get the best results and the longest season out of new outdoor living spaces. Well and septic systems on many lots also mean we plan irrigation and drainage layouts around each property’s specific water source and field placement rather than assuming a standard municipal hookup.
