The Township of Spallumcheen wraps around the City of Armstrong in a broad band of farmland, most of it protected within the Agricultural Land Reserve. This is dairy country and market-garden country, home to some of the richest, flattest valley soil in the North Okanagan, and it draws homeowners who want acreage rather than a subdivision lot: five, ten, twenty acres with a house, a barn, and a long gravel driveway. The outdoor space has to hold its own against wide-open views of the valley, work around septic fields and well locations, and respect ALR rules that limit where non-farm structures and hardscaping can go. We’ve built our process around exactly that kind of property, working with rural civic addresses, long approach driveways, and the practical realities of acreage living, so the result feels considered rather than dropped onto the landscape.

Spallumcheen isn’t one uniform stretch of farmland, it’s a patchwork of distinct rural neighbourhoods, Grandview Flats, Hullcar, Larkin, Deep Creek, each with its own mix of soil, sun exposure, and wind, and each with its own blend of century-old family farms and newer country estates. A working farmyard calls for practical, durable hardscaping that can take equipment traffic and weather in stride; a country estate more often wants a defined outdoor living zone, a patio, a water feature, planted borders, that reads as intentional against the open field beyond it. We treat that transition from working land to living space as the core design problem on every rural property we take on here.

Designing and Building for Spallumcheen’s Climate and Terrain
Spallumcheen’s valley floor is built on deep, heavy clay-loam soils left behind by the old glacial lakebed. The same soils that make it such productive farmland also hold water differently than the sandier benches around Vernon and Kelowna, which changes how we grade, drain, and base a patio, driveway, or retaining wall so it doesn’t heave or pond after spring runoff. Acreage properties here are almost always on private well and septic systems rather than municipal service, so every water feature, pond, or irrigated planting bed is planned around those locations from the start. Winters on the valley floor can also settle into cold air pockets that linger longer than in town, which factors into how we choose and place plant material so it survives the swing between a hot, dry Okanagan summer and a sharp winter frost. Many properties also sit where open farmland meets the timbered slopes of the surrounding hills, an interface that calls for the kind of defensible, fire-conscious landscaping covered on our FireSmart Defensive Landscaping page. And because a good share of this land sits inside the Agricultural Land Reserve, we plan hardscaping and structure placement with those permitted-use boundaries in mind from day one, so the design that gets built is one that’s actually allowed to stand.
