Commercial & HOA Common Area Landscape: A commercial paver hardscape build

The Brief

Shared common areas at a Kelowna strata property needed a hardscape upgrade that could hold up to daily foot traffic from residents, guests, and maintenance crews while still reading as an inviting, well-kept space. Commercial and HOA properties like this one carry a different set of pressures than a single-family backyard: the finished surfaces have to satisfy a strata council’s expectations for durability and low upkeep, work around existing utilities and drainage, and stay presentable through every season with no single homeowner championing the day-to-day care.

The Approach

We approached the common areas the way we approach any commercial hardscape job — grading and drainage first, then a paver layout built for volume rather than just appearance. Kelowna’s freeze-thaw winters and clay-heavy soils in parts of the valley put real stress on shared walkways and gathering areas, so a compacted, properly engineered base underneath the pavers matters more here than it does on a lightly used residential path. Sightlines, accessibility routes, and clear paths between buildings and parking were all considered so the finished common area functions well for residents and visitors, not just looks good in photos.

What We Built

The result is a paver-based hardscape system across the shared common areas — walkways, gathering spaces, and transition zones tied together with consistent paver coursing, clean edge restraints, and proper base preparation designed to shed water away from building foundations. Because this is a shared, heavily used space, we specified paver products and installation details built for long-term durability under repeat traffic rather than the lighter-duty approach that can work on a private patio. It’s the kind of project that photographs quietly but performs hard, day after day, for everyone who lives there.
