A Historic, Elevated Neighbourhood

East Hill is one of Vernon’s oldest neighbourhoods, first subdivided in the 1890s as the address of choice for the city’s early merchant and professional class. That history is still visible today along Pleasant Valley Road, where a cluster of heritage homes built in the 1890s in Late Victorian and Queen Anne styles sits alongside a broader mix of character homes from the early 1900s and comfortable 1960s and 70s builds climbing the hillside above downtown. What ties the neighbourhood together, whether the home is a century-old original or a newer build higher up the slope, is elevation: East Hill’s rising streets and mature tree cover give many properties genuine city and valley views, and that terrain shapes almost everything we design here, from how a patio gets terraced into a grade to where a retaining wall needs to hold rather than just decorate.

Curb Appeal & Backyard Views

It is also a genuinely walkable, tree-lined neighbourhood, which changes how we think about front-yard design as much as back. Wide, mature boulevard trees and older sidewalks mean a lot of East Hill homes are seen from the street as much as they are lived in from the backyard, so curb appeal, driveway paving, and how a front entry reads at eye level matter here in a way they do not on a newer subdivision lot. On the back side of the same lots, the drop in grade toward the valley is often the whole reason a family bought the property in the first place, and our job is usually to make that view, and the awkward slope underneath it, work as a finished outdoor room rather than an underused hillside.

East Hill’s sloped, tree-covered lots come with a different set of design considerations than a flat valley-floor property. Grades that worked fine for a 1960s driveway or patio often need re-engineered retaining walls today to meet modern drainage and frost-heave standards, especially where mature spruce and pine root systems run through the same ground as a hardscape base. That same tree canopy is part of what makes East Hill so desirable, and it is also why we build defensible space into planting plans on the more forested pockets of the hillside; our FireSmart Defensive Landscaping approach uses fire-resistant plant selection and hardscape breaks to protect character homes without stripping away the shade and privacy that mature trees provide.

Irrigation, Soil History & Site Access

On the design side, the Okanagan’s growing conditions and East Hill’s exposed, elevated aspect mean irrigation timing and plant hardiness get extra attention, particularly on the south- and west-facing slopes that catch the full force of a Vernon summer. Established gardens on older East Hill lots also tend to have decades of soil history built in, sometimes rich and well amended, sometimes compacted around old foundations or driveway bases, so we test and plan planting beds around what is actually in the ground rather than assuming a blank canvas. Where a project involves rebuilding a wall or regrading near an older foundation, we work through those retaining wall details early, since a slope that has held for sixty years still needs to be engineered correctly, not just re-poured, if it is going to hold for the next sixty. And because many East Hill properties sit close to neighbouring homes on narrow, established lots, staging, access, and protecting mature trees during construction are part of the plan from day one, not an afterthought once equipment is on site.
