A Walkable, Lake-Access Neighbourhood

Lower Mission has grown into one of Kelowna’s most sought-after neighbourhoods precisely because it delivers what so few Okanagan communities can: walkable access to Okanagan Lake, mature tree-lined streets, and a genuine sense of place built up over decades. Homeowners here live within easy reach of Gyro Beach, Rotary Beach, and Sarsons Beach, and many properties in the area were built to take advantage of that lake proximity with sightlines, patios, and outdoor living spaces oriented toward the water. Families in the neighbourhood also lean on Rotary Marsh Nature Park and the Mission Creek greenway for walking and cycling, and the corridor along KLO Road and Lakeshore Road has filled in with a mix of established mid-century bungalows and newer custom builds, each with very different starting points for an outdoor renovation.

Microclimate and Soil Variation

Lower Mission sits in one of the warmer, drier pockets of the Okanagan Valley, and its close proximity to Okanagan Lake moderates temperature swings while also raising humidity and evaporative demand right along the shoreline. That combination makes thoughtful plant selection essential: we lean on drought-tolerant, xeriscape-ready species for the beds and borders set back from the water, while accounting for the higher moisture and wind exposure that lakefront and near-lakefront properties experience. Soil across the neighbourhood also varies more than most homeowners expect, from sandy, well-drained lakefront lots to the heavier clay-influenced ground you find as you move up toward the Mission Creek benches, so we test and design for what’s actually under the lawn rather than assuming one soil profile fits the whole area.

Grade, Fire Risk, and Build Timing

The sloped terrain that rises from the shoreline toward the Mission Creek benches also means many Lower Mission backyards need engineered retaining walls to hold grade safely and to create usable, level patio and lawn space rather than a yard that simply falls away toward the lake.
