Naramata Bench is one of the most distinct pieces of ground in the Okanagan: a narrow shelf of land climbing from the shore of Okanagan Lake toward the Naramata hillside, home to more than 40 wineries packed into a stretch just a few kilometres wide. The properties here are unlike anywhere else we build — estate homes and acreages set among working vineyard rows, where a patio or pool deck has to hold its own next to a view of trellised Pinot Gris and Syrah. Much of the Bench sits within the Agricultural Land Reserve, which shapes what can go where on a property and how outdoor living spaces get sited relative to the vines and the land in production. We design around that reality from the start, working with the terrain, the sightlines, and the agricultural setting rather than against them, so the finished space feels like it belongs on a working vineyard estate and not a suburban lot dropped onto a hillside.

Designing and Building for Naramata Bench’s Climate and Terrain

The Bench’s steep, south- and west-facing slopes are what make it prized vineyard ground, and they present the same grading and drainage challenges we plan for on any hillside build here: retaining walls to terrace usable outdoor living space, careful water management so runoff doesn’t undermine a slope or a neighbouring vine block, and foundations set with the grade rather than fighting it. Soils on the Bench are generally well-drained, which suits both grapevines and drought-tolerant xeriscaping, but ornamental plantings still need irrigation planning to get established in the Okanagan’s hot, dry summers. Because much of the area sits at the interface of grassland, orchard, and forested hillside, wildfire exposure is a real planning consideration for estate properties here, and we design defensible space and material choices around our FireSmart Defensive Landscaping approach where a property backs onto dry vegetation or timber. Building on land within the Agricultural Land Reserve also means outdoor living spaces need to be planned with an eye to what’s permitted on ALR parcels, and we factor those considerations into design from the earliest concept stage.
