Coldstream sits along the eastern shore of Kalamalka Lake, a body of water so distinctly turquoise and cobalt that early settlers named it the “Lake of Many Colours,” the mineral marl deposits on its bed shifting the water’s tone from teal to deep blue as the light and depth change through the day. That lake defines the district. Homes along Kalavista Drive and the benches above Kalamalka Lake Road are built for the view, sited on acreage lots with grade changes that a typical suburban yard in Vernon or Kelowna simply doesn’t have to solve. A half-acre parcel on Kalavista can carry thirty or forty feet of elevation change from the driveway to the back of the lot, which turns basic questions — where does the patio go, how does the family reach the pool deck, how does water move during spring melt — into engineering questions before they’re ever design questions.

Vineyard Properties & Valley Views

Further up the slopes, hillside vineyard properties around Coldstream Creek and toward Lavington combine working orchard and vineyard land with residential outdoor living space. That’s a different design brief again: irrigation lines feeding the vines have to coexist with irrigation feeding the lawn and planting beds, farm vehicle access has to stay clear of new hardscape, and long, uninterrupted sightlines down the valley or out to the lake are usually the single most valuable feature on the property, worth protecting in every placement decision. Designing for Acreage and Vineyard Living

Most of the properties we work on in Coldstream aren’t standard residential lots, they’re acreages, and that changes how a landscape design has to be approached from the first site visit. A quarter-acre suburban yard can be walked and measured in an afternoon. A two- or five-acre property on Kalavista Drive or up toward Lavington needs a plan that accounts for how the family actually moves through the whole site: where guests park, how the path from the driveway to the front door reads at night, where a pool deck or outdoor kitchen sits relative to the view, and how a retaining wall system steps the grade down toward the lake without turning the yard into a series of disconnected shelves. Scale like this rewards a full 3D design process before a single stone is placed, so the client can see how the water feature, the patio, and the planting beds relate to each other and to the house long before construction starts.

Hillside vineyard properties add another layer again. When a residential landscape sits beside rows of working vines, the hardscape and planting plan has to respect the vineyard’s own irrigation, equipment access, and sun exposure rather than compete with it. We’ve found that the best results on these properties come from treating the vineyard as part of the view rather than something to screen off, framing patios, pathways, and outdoor living areas so the vines, the orchard rows, and Kalamalka Lake beyond all read as one composed landscape instead of a residential yard that happens to back onto farmland.

Coldstream shares the Okanagan’s semi-arid summers and cold winter snaps, generally falling in the same hardiness range as the rest of the Vernon area, but its terrain adds a layer of complexity most Okanagan lots don’t have. Acreage and hillside vineyard properties often carry meaningful slope from the road down to the lake or creek, so retaining walls and terracing aren’t just an aesthetic choice, they’re what keeps soil, patios, and plantings in place through spring runoff and freeze-thaw cycles. A wall built without proper drainage behind it on a Coldstream hillside will fail in exactly the season it’s needed most, so we design every retaining structure here with the grade, the soil, and the water table in mind from the start, not just the finished stone face.

Wildfire Risk & Low-Water Landscaping
