Home Base on Two Lakes

Vernon is home base for Kalagan Outdoor Design, and after eight years of building here we still find new reasons to love this city’s setting. Vernon sits at the north end of Okanagan Lake and wraps around the south basin of Kalamalka Lake, the marl lake famous for the turquoise-to-cobalt color that shifts through the day, a mineral effect caused by suspended calcium carbonate that makes it one of the most photographed lakes in the province. With roughly 44,500 residents spread across a landscape of benches, gullies, and lake-facing slopes, Vernon is really a collection of distinct neighbourhoods stitched together by elevation, and each one brings its own design puzzle.

A City of Distinct Neighbourhoods

East Hill and Bella Vista are defined by steep, view-oriented lots climbing away from downtown and Kalamalka Lake, where a backyard renovation often starts with an engineered retaining wall system long before it ever gets to planting or a patio. Adventure Bay, the newer lakefront community along Okanagan Lake, has its own waterfront character, and it calls for a different approach again, balancing contemporary hardscape with lake access, drainage, and tighter lot lines. Out toward BX and the Foothills, larger acreages back onto Crown land and open forest, which changes how we think about defensible space, setbacks from vegetation, and material choice near the wildland-urban interface. Downtown and the older grid neighbourhoods around it sit on flatter ground with mature trees and established soil, which is its own kind of design opportunity, letting us focus a project on layout and detail rather than grade correction first.

Vernon’s lifestyle shapes our work, too. This is a city built around Kalamalka and Okanagan Lakes in summer and Silver Star Mountain in winter, with a historic downtown core, a working agricultural valley, and golf and lake communities like Predator Ridge just outside the city. Homeowners here want outdoor spaces that hold up to that range of use, a patio that hosts a barbecue after a day on the water, lighting that makes a hillside lot feel finished after dark, and planting that still looks intentional through a long, dry Okanagan summer. Designing and Building for Vernon’s Climate and Terrain

Climate, Hardiness Zones, and Freeze-Thaw

Vernon sits in one of the driest, sunniest corners of British Columbia, at the northern edge of the Okanagan’s semi-arid grasslands. Valley-bottom properties fall in roughly hardiness zone 5b to 6a, while elevation gains up toward Silver Star and the BX benchlands can knock that down a full zone, so plant selection that thrives in a downtown Vernon yard may struggle on a Foothills acreage. Long, hot, low-rainfall summers make xeriscaping and drought-tolerant planting design a practical choice for many Vernon homeowners, not just an aesthetic one, and we design irrigation and softscape together so beds actually survive August rather than needing constant babying. Winters bring real freeze-thaw cycling too, which we account for in every footing, base, and paver installation so hardscape stays flat and joints stay tight through the spring melt instead of heaving.

Steep Terrain, Drainage, and Wildfire Risk

Terrain is the other constant here: East Hill, Bella Vista, and much of the land ringing Kalamalka Lake is genuinely steep, and any project that changes grade on a slope like that needs a properly engineered retaining wall system, not a stacked block wall doing a job it was never designed for. Drainage has to be planned alongside the wall itself, since water moving downhill through a Vernon backyard will always find the weak point in a design that treats grading as an afterthought. For acreages backing onto Crown forest in BX and the Foothills, we build with the wildland-urban interface in mind, using our FireSmart Defensive Landscaping approach to keep vegetation, mulch, and hardscape choices aligned with defensible-space best practice for a region that sees real wildfire risk most summers.
